Here is the step by step mortgage guide for the property in Dubai. Let’s get started!
1: Talk to Your Advisor
Why?
When identifying the mortgage there are more things to consider than just interest rates.
Such as life insurance, Loan to value, and property insurance these all things are very important to consider.
How?
Consider hiring a licensed mortgage consultant from a reputable mortgage firm.
Large mortgage brokerage firms are predominantly associated with most of the UAE's banks.
Professional licensed mortgage consultants are well aware of the market trends, updated with the latest rules and regulations, and have access to a full range of mortgage solutions. The mortgage will facilitate the process, saving you both time and money.
2: Before Approval
Process:
Once your advisor and you have chosen the right bank, submit the necessary documents for review to get the pre-approval.
Details:
The letter from the bank tells you about your creditworthiness, including the loan amount , tenor, interest rates and LTV.
Pre-approvals are valid for 60 days and help you figure out your budget before you choose a property.
3: Valuation
As soon as you choose a home and sign the MOU the bank begins a property valuation.
Purpose:
Based on an evaluation by a third party, study has shown how much the property is worth on the open market.
The bank loans are based on the lower value between the valuation price and the MOU price. If the valuation is less then the buyer pays the difference.
However, a valuation is usually good for 40 to 45 days.
4: Final Approval
At last, the bank will issue a final approval letter outlining all of your financial funding's terms. Your mortgage consultant will help you review all clauses and final approvals.
5: Post Final Approval
After signing the final approval letter, the bank will open an account in your name and request you to deposit your share of the funds. After that, the bank issues the manager's check to the relevant people.
